Local Realtor Nicole Byers shares why preparation may be the most important step in buying or selling a home.
Buying or selling a home is often described as one of life’s biggest financial decisions. But according to local Realtor Nicole Byers, the most important decisions may happen long before a “For Sale” sign goes into the yard or a buyer begins touring homes. It starts with a plan.
For homeowners considering a sale, that means taking an objective look at the property, understanding current market conditions and deciding which improvements are worthwhile — and which may not provide enough return to justify the expense.
Byers says sellers can sometimes become overwhelmed by the idea that everything must be renovated, repaired or updated before putting a home on the market. In reality, preparation may be much more strategic.
A knowledgeable real estate professional can help homeowners evaluate comparable sales, identify the features buyers are currently looking for and determine whether improvements, staging or simply good presentation will make the greatest difference. Planning is equally important for buyers.
Before beginning the search, buyers should have a clear understanding of financing, monthly expenses and what they can comfortably afford. That preparation can make the process less stressful when the right property becomes available.
For first-time buyers especially, understanding the process before entering the market can help replace uncertainty with confidence.
There is also another part of moving that cannot be measured in dollars: lifestyle. A home purchase or sale often accompanies a much larger transition — retirement, marriage, children leaving home, a growing family, a new job or simply the realization that a home no longer fits the life of the person living in it.
That is why Byers encourages clients to begin the conversation early, even when they are not yet ready to make a move. Sometimes, she says, the best real estate decision is to sell. Sometimes it is to buy. And sometimes the best decision is to stay exactly where you are until the timing is right.
Whatever the next chapter may hold, a little preparation can make the journey considerably easier. Before you make a move, make a plan.
